Our philosophy is to serve as the one resource that reflects your vision and guided you though the entire process; One team from start to finish that is straightforward and responsible for success. With streamlined communication, efficient scheduling, and cost tracking from early in the design phase to the last coat of paint, our focus on quality is the top priority.

Step 1 | Pre-Design Phase / Feasibility Study:

The first steps to a property development. In this phase we develop with you a set of conditions and research to establish the requirements for the development. This includes Site analysis, zoning, budgeting, and programming use requirements (list of spaces.)

Step 2 | Schematic Design:

The first phase of design establishes the relationships between all the spaces. We develop the general plan and basic exterior design. There’s a lot of sketching and meetings with the client.

Step 3 | Design Development:

We dive deeper into the design selecting materials including interior finishes and products. Drawings will have more detail than schematic design. Engineering will begin, including any energy analysis.

Step 4 | Construction Documents:

This is the largest phase of the project. All the technical design and engineering is finalized into details. Preparation for permit submittal as well as a budget is finalized. We can handle the permit review process, sometimes the pre-selected contractor handles this part.

Step 5 | Bidding:

In case a contractor hasn’t been selected, we’ll assist the client in answering contractor’s questions, provide any additional documentation if requested. The contractor is the best resource for determining the price for construction.

Step 6 | Construction Administration:

We will be available to answer questions and provide additional information to issues that arise. We will periodically visit the job site to see progress verify that the contractor is following the plans. We are your advocate and it’s advisable that we stay on the project as needed until a certificate of Occupancy has been issued by the Jurisdiction having Authority.
